Before you own property in Tokyo

Buying a property is not the goal in itself.
For what purpose will you buy, how will you hold and operate the property, and what will you do with it in the future? It is important to think ahead, from before the purchase to what lies beyond it.

This investment guide introduces, in four themes, the points worth knowing when owning property in Tokyo, from starting your search through acquisition, ownership and operation, to an eventual sale.

If this is your first investment

First things to consider

Before you begin investing in real estate, there are a few things worth thinking through.

Your investment objective

Will you focus on monthly rental income, or look ahead to a future sale?
Or is your aim to preserve assets or to plan for inheritance?

The suitable area, property and form of ownership change with the objective. The first step is to be clear about why you want to own property.

The name in which you hold the property

Tax treatment and other matters differ depending on whether you hold the property as an individual or through a Japanese company you set up.

Specific decisions need to be confirmed with a specialist, but we recommend thinking about the form of ownership from the moment you begin looking for a property.

Budget and funding plan

Besides the property price, a range of costs arise at purchase, such as taxes, brokerage fees and registration costs.

It is important to know in advance the total amount the purchase will require, including how much of your own funds you will prepare and whether you will use financing.

Operating the property after purchase

Once you have bought, ongoing work is required: tenant recruitment, rent administration, building maintenance and repairs, tax filing and so on.

If you live overseas, it is also important to consider in advance a management company you can entrust with matters on the ground.
